Do you only work with properties near BTS and MRT?
Our focus is on well-connected Bangkok neighborhoods, but we don't work exclusively with BTS and MRT proximity. If you have specific requirements — proximity to an international school, a particular district, or a quieter residential area — we'll work within those constraints. The transit-first approach is a default, not a restriction.
How long does the Connected Home Search take?
Most clients complete the process within two to four weeks from initial consultation to signed lease. The timeline depends on your flexibility, how quickly you can attend viewings, and how competitive the property market is in your preferred zones. We'll give you a realistic picture during our first conversation.
What's included in the City Renter's Retainer?
The retainer covers building maintenance coordination, utility account management, scheduling household services, and assistance navigating Thai bureaucratic requirements related to your rental. You'll receive monthly summaries and have a bilingual point of contact for any arising issues. It's designed to remove the ongoing effort of managing a home in a foreign city.
Is there a minimum stay for the furnished apartments?
The furnished stays are available for a minimum of two weeks, with the maximum typically being three months. If you're looking for something between a short visit and a full annual commitment, this range is designed to accommodate project placements, probationary periods, and extended work trips.
Do you assist with the lease agreement and negotiation?
Yes. The Connected Home Search includes lease review and guidance so you understand what you're signing. We can also assist with basic lease negotiation points, such as break clauses, pet policies, and maintenance responsibilities. We work on your behalf as a tenant, not as a property agent.
Can I combine services?
Many clients start with a furnished stay while their home search is in progress, then transition to the retainer once they've settled into their annual lease. Each service is designed to work independently or as part of a sequence — we'll suggest what makes sense for your situation.
