1. Definitions

In these Terms and Conditions, the following terms have the meanings set out below:

• "Tandem" refers to the company operating under the name Tandem, registered in Thailand, with its principal place of business at 188 Phahonyothin Road, Chatuchak, Bangkok 10900.
• "Services" refers to rental advisory services offered by Tandem, including Transit-Friendly Furnished Stays, Connected Home Search, and City Renter's Retainer.
• "Client" or "You" refers to any individual or organisation that engages Tandem's services or visits this website.
• "Agreement" refers to these Terms and Conditions together with any service-specific engagement letter or proposal.
• "Website" refers to the website operated at tandemess.

2. Acceptance of Terms

By using this website or engaging any of Tandem's services, you agree to be bound by these Terms and Conditions. If you do not agree, please do not use the website or proceed with service engagement. You must be at least 18 years of age to use our services or enter into an agreement with Tandem.

3. Description of Services

Tandem provides rental advisory services to tenants seeking residential accommodation in Bangkok, Thailand. Our services include short-stay furnished apartment arrangements, annual lease search and guidance, and ongoing tenant support retainers. Tandem acts as an advisor to the tenant and does not operate as a real estate agent or landlord.

Services are available to individuals relocating to or residing in Bangkok. Availability may vary based on market conditions.

4. User Responsibilities

You agree to:

• Provide accurate information when submitting enquiries or engaging services
• Use the website and services for lawful purposes only
• Not misrepresent your identity, financial capacity, or rental intentions
• Not interfere with the operation of this website or Tandem's systems
• Treat Tandem staff with appropriate professional respect

5. Service Engagement and Payment

Engagement for each service begins upon agreement of scope, confirmed in writing (email or engagement letter). Fees are as listed on the website or as agreed in writing:

• Transit-Friendly Furnished Stays: ฿40,000/month (or as quoted per property)
• Connected Home Search: ฿25,000 one-time fee
• City Renter's Retainer: ฿4,300/month

Payment terms will be specified in the engagement letter. All fees are quoted in Thai Baht (฿). Invoices are payable within 7 days of issue unless otherwise stated.

6. Refund Policy

For the Connected Home Search, the service fee is non-refundable once the consultation and zone mapping process has commenced. For the City Renter's Retainer, the service may be cancelled with 30 days' written notice; any prepaid amounts for the subsequent month will be refunded. Furnished stay arrangements are governed by the specific terms of each property lease, which will be provided separately.

7. Intellectual Property

All content on this website — including text, layout, graphics, and documentation — is the property of Tandem or its licensors. You may view and print content for personal, non-commercial use only. Reproduction, redistribution, or commercial use of any website content is not permitted without written consent.

8. Disclaimers

Tandem provides advisory services and does not guarantee specific rental outcomes, property availability, or lease terms. All recommendations are made in good faith based on available information. Property conditions, pricing, and availability are subject to change and are ultimately determined by property owners and building management companies.

This website is provided "as is" without warranty of any kind, express or implied.

9. Limitation of Liability

To the maximum extent permitted by Thai law, Tandem's liability to you for any claim arising from the use of our services or website is limited to the amount you have paid for the specific service in question during the 12 months preceding the claim. Tandem is not liable for indirect, incidental, or consequential losses, including loss of income, data, or opportunity.

10. Indemnification

You agree to indemnify and hold Tandem harmless from any claims, losses, or damages arising from your breach of these Terms, your misuse of our services, or your violation of applicable Thai law.

11. Termination

Either party may terminate a service engagement with 30 days' written notice. Tandem reserves the right to terminate immediately if a client engages in conduct that is abusive, unlawful, or materially breaches these Terms. Upon termination, any outstanding fees remain due and payable.

12. Governing Law and Dispute Resolution

These Terms are governed by the laws of the Kingdom of Thailand. Any disputes arising from these Terms or from service engagements will first be addressed through direct discussion in good faith. If unresolved within 30 days, disputes may be referred to the competent courts of Bangkok, Thailand.

13. Changes to Terms

Tandem may update these Terms from time to time. The date of the most recent update is shown at the top of this page. Continued use of our services or website following any update constitutes your acceptance of the revised Terms.
